Terms of Service
1. Agreement to Terms
By accessing or using ZETTLD (the "Service"), operated by FRNTIR LLC ("we," "us," or "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Service. These Terms apply to all visitors, users, and purchasers.
2. Description of Service
ZETTLD is a buyer-funded real estate intelligence service. For a property you choose, we provide an independent property valuation, comparable-sales and hidden-cost analysis, and data-backed negotiation guidance. We are not a licensed real estate brokerage, appraisal service, mortgage lender, or legal firm. Our reports and recommendations are informational tools, not professional advice.
3. Buyer-Funded Model
ZETTLD is funded entirely by the buyer through paid reports and services. No agent, lender, advertiser, or property seller pays for placement, ranking, or influence over our recommendations. We may earn referral fees from affiliated services (e.g., home inspection, title, moving), but these relationships are structurally separated from our scoring and recommendation algorithms. An affiliated provider receives the same recommendation score as a non-affiliated provider.
4. Accounts and Eligibility
You must be at least 18 years old and a legal resident of the United States to use paid services. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account.
5. Paid Products and Refund Policy
Our paid product, Buyer's Intel ($149 per property), is delivered digitally within moments of purchase. It is backed by a 14-day money-back guarantee: if our analysis was materially wrong about your property — or it genuinely did not help you make a more informed offer — email hello@zettld.com with your report ID within 14 days of purchase and we will review it.
We review each request and reserve the right to decline any refund we determine to be made in bad faith or without a legitimate basis — including repeated or serial requests, requests we reasonably believe to be fraudulent, requests made after the 14-day window, or requests based solely on outcomes disclaimed elsewhere in these Terms (for example, that a particular savings amount or sale price was not achieved). The guarantee covers the delivery and quality of the report; it is not a guarantee of savings or of any negotiation outcome.
Prices are listed in US dollars and may change without notice. Changes do not affect previously purchased reports. Payment processing is handled by Stripe, Inc. We do not store your credit card information.
6. Data Sources, Accuracy, and "As Is" Provision
Our analysis uses data from licensed third-party market-data providers, public records (county assessors, US Census Bureau, FEMA flood maps), and AI-generated estimates. All reports, scores, valuations, and recommendations are provided "as is," "with all faults," and "as available," without warranty of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, accuracy, completeness, or timeliness. Property values, cost estimates, comparable-sales analyses, and market assessments are approximations derived from automated models and third-party feeds, and should not be relied upon as appraisals, inspections, or guarantees.
7. AI-Generated Content
Portions of our reports, valuations, and analyses are generated using artificial intelligence. AI-generated content has inherent limitations:
- Property and market data changes constantly; listings, prices, and conditions may change between when a report is generated and when you review it.
- AI output reflects the data available at the time of generation and may not account for every factor relevant to a specific property or transaction.
- Outputs are not guaranteed to be error-free, complete, or current.
AI-generated content is provided as an informational and analytical tool. It does not constitute an appraisal or professional advice of any kind.
8. Property Condition & Inspection Release
ZETTLD does not inspect, visit, or physically verify the condition, title, boundaries, permits, or legal status of any property. You release FRNTIR LLC and its owners, employees, contractors, and affiliates from any and all liabilities, claims, and causes of action arising out of or related to defects, latent or apparent, in any property you evaluate or purchase based on information provided by the Service — including, without limitation, claims arising from property damage, personal injury, financial loss, or defects in title.
You are solely responsible for arranging an independent home inspection, title search, survey, and, where appropriate, a licensed appraisal before completing any purchase. We strongly recommend a professional inspection of any property before you make or close on an offer.
9. No Guarantee of Outcomes
We do not guarantee any specific outcome from your use of the Service — including but not limited to negotiation savings, alignment with actual sale prices, accurate matching to your needs or preferences, future property appreciation, mortgage approval, or any financial result. You are solely responsible for independently verifying all information, conducting due diligence, and making your own purchase decisions.
10. No Professional Advice; Intelligence Only, Not a Recommendation
Nothing on this Service constitutes legal, financial, tax, real estate, appraisal, or investment advice. Our negotiation intelligence is informational guidance, not a substitute for professional counsel. Always consult qualified professionals (real estate attorney, licensed appraiser, financial advisor, home inspector) before making purchase decisions.
You acknowledge and agree that ZETTLD provides data, analysis, and intelligence only. We do not recommend or advise whether you should buy, sell, make an offer on, or pass on any property, nor what price you should offer, accept, or reject. Any valuation, target price, walk-away figure, comparable sale, cost estimate, or strategy we present is a data-derived estimate provided for your information — it is not a recommendation, an instruction, an offer, or a solicitation, and it is not a representation that any particular price or outcome is achievable.
ZETTLD does not act as your real estate broker, agent, salesperson, advisor, fiduciary, or representative. Using the Service creates no agency, fiduciary, or advisory relationship of any kind. We do not represent you in any transaction and do not negotiate, make offers, or communicate with any seller, agent, or broker on your behalf. Every search, offer, pricing, negotiation, and purchase decision is made solely by you, in your own judgment, and at your own discretion and risk. If you want someone to advise you on, or represent you in, a transaction, you should engage your own licensed real estate professional and attorney.
11. Intellectual Property
All content, designs, branding (ZETTLD and associated marks), and proprietary technologies are the exclusive property of FRNTIR LLC. You may not reproduce, distribute, reverse-engineer, or create derivative works from any Service content without prior written permission. Reports are licensed for personal, non-commercial use only.
12. User Content and Submitted Data
When you provide information — including property searches, preferences, and any details you submit — you grant us a non-exclusive license to use that data to generate your results and, in anonymized and aggregated form, for market analysis and product improvement. We will never sell your personally identifiable information. See our Privacy Policy for full details.
13. Prohibited Uses
You may not:
- Use the Service for any illegal purpose or to violate any laws
- Scrape, crawl, or extract data from the Service programmatically
- Resell, redistribute, or commercially exploit reports or data
- Interfere with the Service's operation or security
- Impersonate another person or entity
- Use reports to disparage, harass, or harm specific property sellers, agents, or brokers
14. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, FRNTIR LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, ARISING FROM: (A) YOUR USE OF OR INABILITY TO USE THE SERVICE; (B) ANY ERRORS OR INACCURACIES IN DATA, REPORTS, OR RECOMMENDATIONS; (C) UNAUTHORIZED ACCESS TO YOUR ACCOUNT; OR (D) ANY THIRD-PARTY CONDUCT ON THE SERVICE.
Our total liability for any claim arising from these Terms or your use of the Service shall not exceed the amount you paid to us in the 12 months preceding the claim.
15. Indemnification
You agree to indemnify and hold harmless FRNTIR LLC, its officers, employees, and agents from any claims, damages, or expenses arising from your use of the Service, your violation of these Terms, or your violation of any rights of another party.
16. Dispute Resolution
Any disputes arising from or relating to these Terms or your use of the Service shall be resolved exclusively in the state or federal courts located in the State of Florida. You and FRNTIR LLC each consent to personal jurisdiction in those courts and waive any objection to venue.
17. Modifications
We may update these Terms at any time. Material changes will be posted on this page with a revised "Last updated" date. Your continued use of the Service after changes constitutes acceptance. If you disagree with any changes, discontinue use of the Service.
18. Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to conflict of law principles.
19. Severability
If any provision of these Terms is found unenforceable, the remaining provisions shall continue in full force and effect.
